OCNJ Weekly Rentals provides:

• A platform to browse vacation rental properties in Ocean City, New Jersey
• Tools to submit rental inquiries to property owners and managers
• Information and guides about Ocean City vacations
• Services for property owners to list their vacation rentals

Important: OCNJ Weekly Rentals acts as a facilitator connecting vacationers with property owners/managers. We do not own or operate the vacation rental properties listed on our Site. Rental agreements are made directly between you and the property owner/manager.

User Responsibilities

When using our Site, you agree to:

• Provide accurate and truthful information in all forms and communications
• Use the Site only for lawful purposes
• Not interfere with or disrupt the Site's functionality
• Not attempt to access restricted areas of the Site
• Not use automated systems (bots, scrapers) to access the Site
• Not impersonate others or misrepresent your affiliation
• Comply with all applicable laws and regulations

Rental Inquiries and Bookings

Inquiry Process

When you submit a rental inquiry through our Site, your information is shared with the property owner or manager. We do not guarantee responses or availability. Rental terms, pricing, and policies are set by individual property owners/managers.

No Booking Guarantee

OCNJ Weekly Rentals does not guarantee that any property will be available for your dates or at any specific price. Property information, including pricing, availability, and amenities, is provided by property owners/managers and may change without notice.

Direct Agreements

Any rental agreement you enter into is between you and the property owner/manager. OCNJ Weekly Rentals is not a party to rental agreements and is not responsible for disputes between renters and property owners/managers.

Property Listings

Property Owner Responsibilities

Property owners/managers who list properties on our Site agree to:

• Provide accurate property descriptions, photos, and pricing
• Maintain current availability calendars
• Respond promptly to rental inquiries
• Comply with all local laws, regulations, and licensing requirements
• Maintain appropriate insurance coverage
• Honor rental agreements made through our platform

Listing Accuracy

While we strive to ensure listing accuracy, OCNJ Weekly Rentals does not verify all property information. We encourage renters to verify property details directly with owners before booking.

Intellectual Property

Limitation of Liability

• Any indirect, incidental, special, or consequential damages
• Loss of profits, data, or goodwill
• Personal injury or property damage resulting from your use of any rental property
• Any disputes between renters and property owners/managers
• Actions or omissions of property owners/managers

Our total liability shall not exceed the amount you paid to us (if any) in the twelve months preceding the claim.

Indemnification

You agree to indemnify and hold harmless OCNJ Weekly Rentals, Bob Idell Real Estate, and their affiliates from any claims, losses, damages, liabilities, and expenses (including attorney fees) arising from:

• Your use of our Site or services
• Your violation of these Terms
• Your violation of any third-party rights
• Any rental transaction you enter into
